If you host on Airbnb, you may have felt real concern after reading this week’s message. The platform sent a mass warning that changes the compliance landscape for many hosts.
"Authorities may remove your NRUA"
This is not a soft recommendation. It is a real administrative risk. VAU/1560/2025 now links annual filing with your operating registration. If you do not submit the Informative Model before deadline, the Property Registry can initiate removal of your registration number.
In practical terms: no filing, no legally compliant listing.
The Airbnb CSV trap (important)
Together with the warning, Airbnb offers an "Export data" button. Many managers download this file assuming it solves the requirement. It does not. Submitting that file as-is will likely fail because key required fields are missing and manual reconstruction is needed.
What Airbnb itself states in the fine print:
"The file is not compatible with the Registrars system. Therefore, we recommend completing and adapting the data..."
The Airbnb export is incomplete by definition. It lacks critical fields that are mandatory for registry filing:
- CRU (Unique Registry Code): without it, the property is not properly identified in the registry workflow.
- Exact cadastral and registry linkage: tied to NRUA and property records.
- Purpose of stay: Airbnb does not provide administrative purpose classification required for filing.

Do not try to fix the spreadsheet manually
Manually converting Airbnb CSV data into the complex format required by Registrars (XBRL), adding missing fields and cross-checking records, is slow and error-prone.
