Beyond the headline, what matters is the fine print: which exact data do you now need to collect and report?

The 4 key data points you cannot miss

The administration is not asking only for totals, and it is not enough to rely on what you already report through SES Hospedajes. For each booking or contract in the year, you need a specific breakdown. Precision is critical to avoid later formal requests.

In practical terms, for each stay you will need to report:

  1. Purpose of the rental: Each stay must be classified with a code. The most common is "1" (Vacation/Tourism), but there are also codes for work, education, medical, and other reasons.
  2. Exact number of guests: Estimates are not accepted. The number must match the actual occupancy for that booking.
  3. Check-in and check-out dates: Exact start and end dates of the effective stay. Important detail: if you do not provide a check-out date, the administration may assume the contract is still active.
  4. Property identifiers (CRU and NRUA): The cadastral reference alone is no longer enough. Now the Unique Registry Code (CRU) and the Accommodation Unit Registration Number (NRUA) are required to unambiguously link the operation to the registered property.

⚠️ Important Airbnb warning:

Many property managers are receiving Airbnb notices inviting them to download an Excel file. Be careful: that file does NOT include CRU or the correct purpose classification. If you submit it as-is, you risk a formal defect. Here is why Airbnb's file is not valid and how to avoid NRUA removal.

The real challenge: when data does not match

The hardest part is not obtaining data, but ensuring consistency. You are already submitting information to Police/Guardia Civil through SES Hospedajes at each check-in. If your annual return to Housing says one thing and your police communications say another, discrepancies are easy to detect.
